Floor Plan FAQs
Q: Why should a listing include a floor plan?
+
A floor plan shows buyers how the rooms connect, how people move through the home, and how big each space is, which photos alone cannot show. My floor plans clearly mark windows, door swings, and major appliances, so buyers can picture furniture placement and decide if the layout works before they book a showing.
Q: How much does a floor plan cost in San Francisco?
+
2D floor plans start at $250 and are priced by property size:
-
Under 2,000 sq ft: $250 to $300
-
2,000 to 3,999 sq ft: $350 to $450
-
4,000 to 5,999 sq ft: $550 to $650
-
Over 6,000 sq ft: $300 per hour
A floor plan for homes up to 1,000 sq ft is included with every interior photo shoot.
Q: What types of floor plans do you offer?
+
I create 2D black and white, 2D color, and 3D floor plans. 2D plans are the standard for MLS listings, and color and 3D plans give a more visual presentation for brochures and property websites.
Q: Do your floor plans include square footage?
+
Yes. Floor plans include square footage. All measurements are approximate and intended for marketing, not appraisal.
Q: Why don't my floor plan measurements match county records?
+
County records often differ from current measurements because they may be based on original builder plans, older measuring methods, or additions and remodels that were never recorded. Different standards also count spaces like garages, basements, and stairs differently. Floor plan measurements are approximate, so buyers should verify square footage independently.
Q: What is shown on the floor plan?
+
Each plan shows room names and dimensions, walls, windows, door swings, and major appliances such as the range, refrigerator, and laundry. This gives buyers a clear picture of the layout and each room's size.
Q: How quickly will I receive my floor plan?
+
Floor plans are delivered within 24 hours, together with your photos.
Q: What file formats do you deliver, and can I use them on the MLS?
+
Floor plans are delivered as JPG files, which you can upload to the MLS and add to your property website.
